The real estate industry has risen to all sorts of challenges this year. When the Victorian Government announced an initial 6-week implementation of stage 4 restrictions across Melbourne, our team were confident we had the skills and technology to soldier through. Chisholm and Gamon will continue servicing the many landlords, tenants, vendors and investors that require our property management and sales services. There will be some changes to the daily rhythm of our practice, however, which we outline in this latest C&G blog.

How can you reach our team?

During this time, our physical offices will be temporarily closed. The C&G team will instead work remotely, and continue responding to any property queries you may have. We still love seeing our clients, and will conduct meetings over video chat tools such as Zoom, FaceTime, Skype and Microsoft Teams. We understand each client will have a preference when it comes to their communication platform, and the C&G team will do our best to accommodate! Virtual interaction will apply to inspections, auctions and the exchange of paperwork, too. Our agents and property managers are now well-versed in hosting live tours and facilitating online real estate sales, in addition to providing 3D property floor plans for prospective buyers and investors. If you are interested in bringing your home to market, speak to us about kerbside appraisals and impressing your buyers online!

What real estate services are allowed?

Under stage 4 restrictions, it has been confirmed all real estate services relating to a property settlement or end of lease can proceed. This includes valuations, key collection and engaging end of lease cleaning services. Urgent repairs that ensure safety are also permitted. If you have scheduled to move home, you can proceed outside the designated curfew hours of 8pm to 5am. The current 5km radius rule will also not apply in these circumstances.

The REIV have confirmed tenants who have already signed a lease agreement and paid their bond can organise a contactless key collection with their agent. They are currently awaiting information regarding new tenancies and minimising vacancy periods for landlords.
