C&G’s Guide to Selling in Summer

Tips & Advice

Whether you’re downsizing, relocating or reconsidering your investment portfolio, there’s never a perfect one-size-fits-all approach to selling. Regardless of when you choose to sell, it’s important to be prepared and make the most of any market sentiment. Selling your home in Summer? Enjoy these hot tips in this latest C&G blog!

Speak to a local agent.

A local agent will have a strong understanding of the area they’re servicing, providing you with an accurate market appraisal and valuable insight. They will know what attracts buyers, and help you determine a competitive asking price based on the suburb’s sale history.

Take advantage of the sunshine.

You’ll have a fantastic selling advantage if your home attracts a lot of natural light. Make sure you showcase this by opening up windows and blinds, letting fresh breezes through. It will create a calming ambience that will put your buyers at ease during an inspection.

Is the air conditioner working?

It’s on every buyer’s mind during Summer. It’s important to review anything that could deter your buyers, and make the necessary repairs and upgrades. Does your inspection fall on a particularly sweaty day? Make sure the air conditioner filters are clean and working perfectly! Buyers will feel comfortable in a refreshing space, especially if they can see the property is in excellent condition. It’s always worth investing in renovations and upgrades to improve your home’s value.

Selling over the silly season?

Is it a good idea to sell during the holiday period? Chisholm & Gamon has sold properties 14 years running on Christmas Eve and we have even been known to make sales on Christmas day. This year we are running twilight auctions up until 22nd December.

Preparation is the key.

Whilst most people tend to go away on a break, buyers are still searching for property. Right now, we are preparing for a busier January than normal as buyers and sellers make up for lost time with the recent restrictions easing on open for inspections and auctions.

If you are planning on a sale in January now’s the time to get ready and start preparing for photos and getting your contracts prepared with your conveyancer or solicitor.

Chat to the friendly team at Chisholm and Gamon today – we’ll be delighted to provide a complimentary market appraisal and help you realise your property goals.
