C&G’s Guide to Private Inspections

Tips & Advice

Chisholm and Gamon are excited to announce that property appraisals are now permitted in addition to the announcement of private inspections for purchase or leasing of properties. This follows the positive news surrounding the decrease in Melbourne’s COVID-19 case numbers, and the REIV’s request to revive the real estate market. Are you putting your home on the market? Our latest blog contains great advice for making a wonderful first impression!

Hello sunshine!

Spring is traditionally a ‘selling season,’ and for good reason! Showcase how much natural light your home receives, by opening all blinds and curtains. If the weather permits, you can leave a window open to keep your space from becoming too stuffy. Alternatively, we recommend a scented candle or diffuser that is subtle and neutral. It’s important your guests feel comfortable and at ease during the viewing.

Clean, clean, clean!

With fewer people attending inspections, every impression counts! A pristine and modern home will immediately put your buyers in a good mood, increasing your chances of securing a good price. Clean all surfaces, as well as hidden spots under the sink or inside the oven – your buyers will appreciate a home that appears well-maintained!

Showcase your home’s potential.

This is a good opportunity to declutter and showcase your home’s spaciousness. You want to strike a balance between a homely environment and a blank canvas in which your buyers can imagine their future. This may mean keeping family portraits and personal belongings to a minimum. A minimalist room will also appear larger and more attractive to prospective buyers.

What are the current restrictions on private inspections?

Private inspections will be permitted for prospective buyers and tenants, with appropriate social distancing and safety precautions in place. The current restrictions allow one client (and their partner or dependent) to attend and the viewing must be completed within 15 minutes. Clients may also travel further than 5km to inspect a property but check that the area is not considered as Regional as there are still some restrictions in place.

The Chisholm and Gamon team has successfully adapted our processes during this challenging time, and will do our best to accommodate your real estate goals. If you have further questions or concerns, do not hesitate to contact our friendly team!
