Found the perfect home? Making an offer is the first step of many on the journey to home ownership, and it’s a small but important one. This C&G blog contains useful tips for presenting the best offer possible and securing your dream home. Hint: it’s more than offering the best price!

Get your finance pre-approved

Securing a loan pre-approval means you know exactly what your budget is, allowing you to negotiate with confidence. The vendor may also consider your offer more favourably if they know you’re a serious buyer who is ready to commit, and will not need to use multiple ‘subject to’ clauses in your contract of sale.

Attend open for inspections (virtually or physically as appropriate)

This is a good opportunity to scope out your competition. A quiet turnout may mean a better chance of your offer being accepted. If it is busy and you can overhear people asking about contracts, you may need to get competitive. Don’t forget to inspect the property and determine if it matches your needs – no matter how many people may desire a home, it needs to fit your goals!

Make your offer

Approach the relevant real estate agent and express your interest. Ask about the offer process as it relates to the method of sale – be it private or auction (you might even suggest making an offer prior to auction). We recommend documenting your offer on a contract of sale after having consulted on the Section 32 with your conveyancer or lawyer. Research comparable properties to determine the most appropriate yet competitive offer. Don’t dally; unfortunately, buyers will sometimes wait in hope of securing a ‘bargain’. It’s important to know that even with low physical open for inspection numbers, buy enthusiasm for quality property is robust.  

Work with the seller

Selling property is a complicated process, and naturally vendors will prefer to work with the most efficient and prepared purchaser. If possible, get as close to making an unconditional offer as possible – minimising factors that are subject to change and impact on the transaction.
