How to Lease Your Investment Property

Property Management

Estate agents and property managers may have differing ideas about many things in relation to leasing, but if anything is unanimous, it’s the fact that presenting a property well is essential when it comes to securing an optimum rental return. Appealing property presentation also helps attract the right tenants – and as they are the ones that will be charged with the responsible occupation of your home, it’s worth taking care to appeal to the house-proud in our community. In today’s blog,
C&G reflect on the importance of presenting your investment property at its very best.

The Marketing Package

The very first step when looking to lease your investment property is to get a good marketing package. While the new iPhone 6S might have a 12-megapixel camera, a DSLR camera is always going to capture better light and depth of field, giving your images the professional edge they need to compete with other listings. While the property is vacant, have it styled and documented by a recommended property photographer, for use now and for future re-lettings. You should also retain all the worthwhile research you did when buying your investment property – it will be filled with compelling reasons that tenants should find the home desirable. Doing these few important things before you lease often means stronger returns in the long run, so speak to your C&G Property Manager about getting it right from the get-go.

Maintenance Must-Dos

While you might not have issues with slightly dilapidated fencing and rusty guttering, tenants might. In collaboration with your property manager, make a checklist to determine the little things you can do to improve the presentation of your investment. Around the exterior and yard these items might include: fixing screens, doors and windows, removing foliage and ensuring the property is secure. Inside, check fixtures, paintwork, lights, blinds, mirrors, electrical ports and ensure interiors are devoid of mould or stains.

Compliance

Work with your C&G Property Manager to ensure that your property is safe for your tenants. Swimming pools, electrical ports and smoke alarms are some of the main safety areas to address. We also recommend you take landlord insurance to protect your asset should accident occur.

What next?

What rules will you be laying down for your future tenants? Will you allow pets, and if so will there be a ‘pet bond’, or will pets be permitted outside only? Will you be leasing the property vacant or furnished? Are there any other terms or preferences that your Property Manager should be aware of? You’re in safe hands with the seasoned real estate professionals at Chisholm & Gamon : we’ll guide you from the presentation of your investment property through to leasing, ongoing maintenance and lease renewal.
