Rates & The Election
The RBA kept the cash rate at 4.5%, against the backdrop of annual growth surging to 3.3% and inflation resting at 3.1%.The RBA Governor, Mr Glenn Stevens said in a statement 'With growth in the near term likely to be close to trend, inflation close to target and with the global outlook remaining somewhat uncertain, the Board judged this setting of monetary policy to be appropriate for the time being. This is the 4th consecutive month where rates have remained the same. It appears home buyers and investors alike can look forward to some stable times in the upcoming months
The electorate has been delivered a centre-left Labor government after two key independent MP's, Tony Windsor and Robert Oakeshott said they would support the incumbent Labor government following 17 days of deadlock after the August 21st election. The RBA said current lending rates were at average levels of the past 10 years. Addressing the global economy, Mr Stevens said that while growth was above trend to mid-2010, it would probably ease back over the coming year as China moderated and prospects for Europe slowed.
The bank said underlying inflation was likely to be in the top half of its 2 -3% comfort zone until mid-2011 but analysts said the RBA was in no hurry to raise rates. CommSec's economist Savanth Sebastian was quoted, 'I think it is a clear sign that the RBA is attempting to add a level of stability and certainty to the economy in the hope that it will spur activity'.
Spring Selling
While the approaching spring selling period typically attracts the greatest number of property listings, research from RP Data shows that March is the busiest month for house and unit sales nationally. They say despite March being the busiest for sales, the results show there is minimal fluctuation in activity except when volume lowers in the December/January xmas period. Once everything starts to settle down after year-end festive periods, the attention turns back to the property market, resulting in strong sales volumes during February and March
The research found that Spring is actually the 2nd busiest season for purchasers with Autumn attracting 26.6% of all sales compared with 25.4% in Spring, 25.3% in Winter and 22.7% during Summer. These statistics show that ultimately buyers are busy for most of the year and traditional seasons no longer exist with only a 1 percent differential in buyer demand for the seasons of autumn, winter and spring.
